Temco logoTemco Facility Services, Inc.  is interested in qualified applicants who either currently hold the BOC credential, or who are planning to take the BOC training, to join their staff to provide building management services for the NYC Department of Education school facilities.

Title: Building Manager

Location: NYC

Qualifications:

  • Building management experience
  • Staff supervisory experience
  • Sprinkler/Standpipe certification
  • Refrigeration license
  • Strong administrative and organizational skills
  • Moderate to good computer skills
  • Strong interpersonal skills and the ability to deal effectively school administrators and staff
  • Experience in opening newly-constructed buildings and/or construction management

Routine Duties:

  • Maintain positive relations with school administrators, faculty, and DOE officials
  • Oversee all building maintenance and housekeeping staff activities
  • Monitor via computer and first-hand all mechanical, fire alarm, and intrusion alarm systems
  • Oversee all contractors employed by the company or the DOE
  • Prepare specifications and solicit quotations for repair work from contractors
  • Represent the company in insuring that all service contract requirements are met
  • Represent the company in all meetings regarding construction punch-lists, warranty issues, etc.
  • Prepare weekly payroll for maintenance and housekeeping staff
  • Maintain all required administrative records including, but not limited to, log books, work records, records of contractor and other visitors, keys issued, and any other records requested by either the company or the DOE
  • Maintain records of all work requested with particular emphasis on completion dates
  • Meet routinely with the School Principal(s) to review and refine work priorities to conform with the needs of the School population
  • Encourage all staff members to perform their assigned duties as efficiently and effectively as possible
  • Understand the company’s employment policies and effectively communicate those policies to all staff members
  • Understand and utilize progressive discipline as necessary to insure that the company’s employment policies are adhered to
  • Train staff members in the performance of their duties or request that training be offered by others
  • Administer work schedules, vacation schedules, shift schedules, and overtime in accordance with company policies and any relevant collective bargaining agreements
  • Perform other duties as assigned by the company or requested by proper DOE authority
