Position Summary: The Maintenance Mechanic 3 HVACR Specialist is responsible for operating, maintaining and repairing building Heating, Ventilating, Air Conditioning and Refrigeration systems (HVACR) at the senior journeyman level and perform skilled work in a variety of fields including plumbing, electrical and general building maintenance.

Essential Functions:
HVACR Equipment and Systems:  At a senior level will operate, monitor, maintain, repair, replace, install, modify, construct and/or fabricate the conditioned air generation and distribution equipment and systems, heating water generation and distribution equipment and systems, cooling water generation and distribution equipment and systems, compressed air generation and distribution equipment and systems, vacuum generation and distribution equipment and systems, pressure vessels, refrigeration equipment and systems, gas fired equipment and systems, ventilation equipment and systems and various other HVACR equipment and systems.Plumbing Equipment and Systems:  At a journey level will operate, monitor, maintain, repair, replace, install, modify, construct and/or fabricate the potable cold water distribution equipment and systems, potable hot water generation and distribution equipment and systems, drain, waste, vent (DWV) equipment and systems, sewer equipment and systems, drainage equipment and systems and various other plumbing equipment and systems.

Electrical Equipment and Systems:  At a skilled work level will operate, monitor, maintain, repair, replace, install, modify, construct and/or fabricate the electrical distribution equipment and systems, lighting equipment and systems, electric motors, electrical resistance equipment and systems, security equipment and systems, fire detection equipment and systems, control equipment and systems and various other electrical equipment and systems. AC and DC, single and 3 phase that is less than 600 volts.

Other Duties:  At a skilled work level will operate and maintain utility carts, forklifts and various other vehicles. Operate two-way radios, cell phones, computers and various other electronic devices. Remove snow and ice from building entrances, walkways and parking lots. Respond to and perform emergency functions, as required. Observe and report suspicious activity. Be accountable for assigned keys, tools, equipment and supplies. Maintain inventories and submit requisitions for tools, supplies and equipment to supervisor. May be required to perform custodial, grounds or other duties, as assigned.

Other Equipment and Systems:  At a journey level will operate, monitor, maintain, repair, replace, install, modify, construct and/or fabricate structures, fixtures, furniture, appliances and various other equipment and systems.

 Qualifications:
Required Qualifications: 

  • High School Diploma or GED
  • Washington State Labor & Industries 6A HVAC/Refrigeration System electrical license
  • Two (2) years experience operating, maintaining, and repairing building Heating, Ventilating, Air Conditioning and Refrigeration systems (HVACR) at the senior journeyman level.
  • Two (2) years of experience in the maintenance, repair, and diagnostics of building control systems

Required Knowledge, Skills and Abilities:

  • Knowledge of and skill in the maintenance, repair, and diagnostics of building plumbing and electrical systems
  • Demonstrated experience in welding and soldering
  • Ability to work independently to identify and resolve building system problems with minimum guidance or supervision
  • Takes personal responsibility for the quality and timeliness of work and achieves results with little oversight.
  • Earns other’s trust and respect through consistent honesty and professionalism in all interactions, maintains confidentiality when appropriate
  • Promotes cooperation and commitment within a team to achieve goals and deliverables by knowing and supporting teammate’s work, helping, encouraging, working together, supporting and listening and respecting the talents and contributions of co-workers.

Desired Qualifications:

  • Completion of trade school and/or (5) years full-time experience in building trade industry at the senior journeyman level maintaining and repairing HVACR, electrical, plumbing, and building mechanical systems, and building control systems for a medium to large size campus.

Conditions of Employment: 

  • EPA Type I & II or universal refrigerant handlers certification OR ability to obtain within six months of hire
  • A valid Driver’s license is required
  • Consent to and pass a drivers and criminal records background check

Terms of Employment:This is a full-time (40 hours per week) overtime eligible District classified position with Pierce College. The primary work location will be at Pierce College Puyallup Campus, but occasional travel to Pierce College sites will occur. Work hours are Monday through Friday 7:00 a.m. to 3:30 p.m. All positions may be subject to reassignment between campuses or sites.

Physical Work Environment:
This position is required to work indoor and outdoor performing continuous physical labor.  It has exposure to risks such as working with confined spaces, pressure vessels, compressed gas, noise, electricity, rotating and reciprocating machinery, welding, airborne contaminates, hazardous materials and waste, and blood borne pathogens.  This position also requires work to be completed in extreme temperatures, at different heights, using ladders, lifting heavy equipment, and using hand and power tools.  Safety requirements include use of personal protective equipment (PPE), understanding MSDS, First Aid, CPR, the lock-out-tag-out procedure and RCW and WAC compliance.
