Pierce County Library System is currently seeking qualified applicants for a Maintenance Supervisor.

The Maintenance Supervisor will lead a team of maintenance technicians and ensure a safe working environment for all. The Maintenance Supervisor will be dedicated to supporting multi-site maintenance by working in a safe, customer-focused manner; and must be highly self-motivated and customer-centric. Pierce County Library provides exceptional service to all of the residents of unincorporated Pierce County. Pay Grade:  $28.45 – $38.23 per hour, FLSA non-exempt, Union represented

Schedule:  Forty (40) hours per week on a regular schedule  Schedule is: Monday –  Friday:  7 a.m. – 3:30 p.m. Must be able to work evenings and weekends, substitute for other staff, and attend meetings.

Position Summary:

Plans, coordinates, and supervises facilities and fleet maintenance activities for the Pierce County Library System; receives and processes maintenance work orders; schedules and coordinates facilities maintenance projects; conducts facilities maintenance research and provides related recommendations; assists in managing and coordinating capital projects; and supervises assigned personnel.

Supervisory Relationships:

Reports to the Facilities Director; supervises facilities maintenance personnel.

Essential Functions:

Class specifications are intended to provide a descriptive list of the range of duties performed by employees in the class. Specifications are not intended to reflect all duties performed within the job.

  • Ensures the delivery of high-quality, customer-focused services; assists in ensuring the Library’s services appropriately meet the needs of the community.
  • Oversees and coordinates the daily operations of the Facilities Maintenance Department including preventative maintenance, contracted maintenance services, maintenance scheduling, and project management.
  • Assists in ensuring the Library’s facilities are safely and properly maintained for use by employees and the general public; conducts assessments on the condition of buildings.
  • Hires, trains, supervises, disciplines, and evaluates the performance of assigned personnel; ensures staff compliance with Library and departmental policies, regulatory requirements, and safety practices.
  • Receives, processes, and assigns maintenance work order requests to staff; schedules and coordinates maintenance and repair activities.
  • Assists in administering maintenance service contracts; monitors the quality and progress of work performed by maintenance contractors.
  • Participates in facilities maintenance activities including overseeing operation of the HVAC control system and performing the duties of Maintenance Technician as required.
  • Serves as Administrator for the AMMS Maintenance System and performs related duties.
  • Oversees the maintenance and repair of the Library’s vehicle fleet.
  • Administers the Library’s fuel program; maintains program records; schedules related maintenance activities; conducts inspections and monitors for compliance with all EPA and State regulatory requirements.
  • Plans, coordinates, and manages assigned capital projects; prepares project specifications and other project documentation.
  • Conducts research related to energy-saving opportunities and provides related recommendations; prepares grant proposals and applies for energy grants.
  • Ensures departmental equipment is maintained in safe working condition; provides recommendations regarding the purchase of facilities maintenance equipment and tools.
  • Provides back-up to the Custodial Supervisor when needed due to sick leave, vacation leave, etc.
  • Demonstrates punctuality and regular and consistent attendance.
  • Brings matters of public concern regarding waste, inefficiency, corruption, discrimination, and safety to the attention of Library Management.
  • Accurately communicates the Library’s policies to members of the public in all job-related contacts.
  • Positively reflects Pierce County Library’s mission, vision, and values to members of the public and to staff.
  • Performs other duties as assigned or required.

Required Knowledge of:

  • Current trends and developments in the fields of facility and fleet management.
  • Regulations and standards governing facilities and fleet maintenance activities.
  • Equipment and tools relative to facilities and fleet maintenance.
  • Plumbing, electrical, carpentry, and painting principles.
  • Computerized maintenance management systems.
  • Project management principles and practices.
  • Facilities maintenance records, reports, and documentation.
  • Supervisory principles, practices, and methods.
  • Computers and Windows-based software.
  • Customer service standards and protocols.

Required Skill in:

  • Supervising and coordinating facilities maintenance activities.
  • Ensuring the Library’s facilities are safely and properly maintained.
  • Scheduling and coordinating maintenance activities and repair work.
  • Monitoring the quality of work performed by staff and service contractors.
  • Performing basic skilled plumbing, drywall, carpentry and painting work.
  • Assisting in planning, coordinating, and managing capital projects.
  • Supervising, leading, coaching, and delegating tasks and authority.
  • Communicating effectively verbally and in writing.

Minimum Qualifications:

  • Associate’s Degree in Facilities Management or related field, and
  • Three (3) years’ experience supervising facilities maintenance activities; OR
  • Any combination of education and experience which would provide the required knowledge and skills and allows successful performance of the job.

Licenses, Certifications, and Special Requirements:

  • A valid Washington State Driver’s License is required.
  • Must pass local police and Washington State Adult/Child Abuse records check prior to hire.
  • The ability to work evenings and weekends on a rotating schedule and to adapt to schedule changes on short notice is required.

Working Environment and Physical Requirements:

  • Work is performed in and around Library facilities and involves exposure to variable weather conditions, confined spaces, working at heights, machinery with moving parts, electrical currents, hazardous chemicals, and infectious diseases.
  • Subject to sitting, standing, walking, bending, reaching, crouching, climbing ladders, operating equipment, and lifting of objects weighing up to 50 pounds.
